Request for Letters of Interest for
Construction Build Out, Lease and Operation of Restaurant,
Lounge and Catering

Airport Terminal Addition

SOLICITATION:  The Sedona Oak Creek Airport Authority is soliciting proposals for the Construction Build Out, Lease and Operation of a new Terminal Addition Facility for a Restaurant, Lounge and Airport Catering Business.  The Leased Facility Area shell and utility stubs will be put in place by the Airport with the Lessee to complete with Airport approval.  The completed facility will operate as a Restaurant, Lounge and Airport Catering Business.  The Airport desires that all those submitting proposals possess certain experience and qualifications to ensure high quality construction build out, restaurant, lounge and catering operations.  In addition to obtaining the highest level of service, experience and expertise available, the Airport seeks to establish a strong, sound and mutually beneficial relationship with a customer service oriented company.

HISTORY / CURRENT SITUATION / ABSTRACT:  Sedona is a premier tourist destination in central Arizona with 5 million visitors annually and an affluent local population.  The Airport services 50,000 general aviation, corporate and military aircraft operations annually. The new facility will have spectacular wall window vistas and outdoor covered decks overlooking the Airport and surrounding scenic area from a mesa top location in the middle of the City of Sedona.  The new leased facility will be approximately 5,000 square feet on the Terminal Addition second floor with elevator and stairs to the restaurant lounge deck areas and another elevator and stairs to the kitchen area.  Auto and Aircraft Parking will be immediately adjacent to the Terminal Building.

LEASE AGREEMENT: The lease agreement will be for a period of ten years with two, five year extension options provided all lease items have been fulfilled over the course of the last lease period. The lease agreement to be executed by the successful proponent will meet the above stated goals, but under no circumstances be limited to, providing the highest level of customer service available through the professional operation of the restaurant and other related services, as well as provide the Airport with a source of revenue through cost effectiveness of the facility. Consideration of the year round local population in pricing will be a priority.  The facility will need local year round customer support to stabilize the cyclical tourist revenues.  All services normally expected for the operations of a restaurant include, but are not limited to, services of a manager, an adequate number of courteous, well trained, in uniform or neatly attired personnel as required to successfully operate and maintain a restaurant.  All personnel will be employees of the successful proposer.  The Airport will not reimburse the successful proposer for any costs of licenses or registrations with any government entity.  The Airport will not reimburse the successful proposer for the cost of quotations.
The successful proposer will begin build out as soon as practical during construction and be required to provide breakfast, lunch and dinner service upon leased area completion.
All customary business insurance protection will be required of the successful proposer.
